I think this book would be good, perhaps even excellent, for someone with less experience in property acquisition and management。 I've been a Realtor for 17 years and managed my own rental properties until I got to 90 units when I got too busy to manage myself so I turned over to a management company。 I now have about 150 rental units and read this book to see if there was anything I could glean。 I was able to listen to the audiobook version at 1。5x speed (since there wasn't much new info to abs I think this book would be good, perhaps even excellent, for someone with less experience in property acquisition and management。 I've been a Realtor for 17 years and managed my own rental properties until I got to 90 units when I got too busy to manage myself so I turned over to a management company。 I now have about 150 rental units and read this book to see if there was anything I could glean。 I was able to listen to the audiobook version at 1。5x speed (since there wasn't much new info to absorb)。 Approximately only 15 minutes of the book was useful to me, unfortunately。 。。。more

Good intro to real estate investing but too longLike the other books in the series, this book is also too long for my taste。 I’d have preferred it went straight to the points instead of giving examples and stories on everything。 That said, it covers all the basics for getting started in real estate investing。

This book is good for anyone new to rental investing and also to anyone new to purchasing properties in general。 It gives a general introduction to the property buying process in United States。It's also a good read for someone completely new to rental investing and doesn't know what they are getting into: the whole process, what kind of gains to expect, and more importantly, what kinds of risks to expect。Elsewhere I read in this book's review that you can easily find the info in this book online This book is good for anyone new to rental investing and also to anyone new to purchasing properties in general。 It gives a general introduction to the property buying process in United States。It's also a good read for someone completely new to rental investing and doesn't know what they are getting into: the whole process, what kind of gains to expect, and more importantly, what kinds of risks to expect。Elsewhere I read in this book's review that you can easily find the info in this book online。 I agree, but it's also good to have all the basic info packed in one place。Summary:- If you are a beginner investor, or you have never purchased a property in US, this book will be very valuable to you。- If you already are into rental property investment, this book is still a good quick read; you will find some gems that you missed earlier, or you might find some points emphasized in this book which you never considered earlier。 For example, I knew about it but never gave too much thought to "Move-in Checklist"。 But now I will make it a point to document this process and take a video of the house condition before a tenant moves in。Negatives:- I wish the author didn't keeping on beating a dead horse with promoting his BiggerPockets platform。 I understand that he wants more people to buy premium membership (he does it indirectly by putting hyperlinks to resources that need premium membership), but I think he has overdone it。 That itself makes me to not get that premium membership。 [Even if you ignore all the BiggerPockets promotion in the book, the rest of the content is useful。]- I didn't understand why the author doesn't even mention the benefit of earning more equity and spending less on paying interest by increasing the down payment or reducing the loan duration。 It's as if he's intentional throwing a blind spot on that school of thought。 I understand the benefit of higher leverage (more debt), but the benefit of "higher equity earning and lower interest payments" is not mentioned even once the book。 。。。more

Useful information even for folks not currently in the rental property investment business。 Turner’s book assuredly beats any rental investment expo or “pay to be mentored” scheme currently on the market。 I did, however, get annoyed with his constant plugging of his online “rental investment community。” We get it, you want us to invest。 Turner is speaking from experience and offers his varnished take on everything from non-paying tenants, portfolio investing, 1031 tax exchanges, to cash flow tec Useful information even for folks not currently in the rental property investment business。 Turner’s book assuredly beats any rental investment expo or “pay to be mentored” scheme currently on the market。 I did, however, get annoyed with his constant plugging of his online “rental investment community。” We get it, you want us to invest。 Turner is speaking from experience and offers his varnished take on everything from non-paying tenants, portfolio investing, 1031 tax exchanges, to cash flow techniques and formulas that even seasoned investment firms run on to-be rental properties。I must admit that I was a little hesitant to accept Turner’s advice after his usage of Trump quotes early on in the book。 I thought to myself, “Should I read a book that clearly borrows from the philosophy of a twice-impeached, disgraced, and thrice bankrupt ex-president?” I’m glad I continued, even if I did so with a perpetually-furrowed eyebrow。 Turner uses simple examples that, much like compound interest, evolve and become more abundant overtime。 I did catch a couple typos & mathematical mistakes that should have been picked up by the editor(s)- the chart on page 342 is just one example。 However, the tactics Turner prescribes throughout the book are overwhelmingly well-rounded, cogent, & money-making。 I do wonder if Turner would write an addendum or post-script based on the current state of the US real estate market。 Since the pandemic hit, many banks and other financial institutions have drastically lowered DTI constraints & portfolio investors, likewise, have reigned in lending in a market marked by the double whammy of low interest rates & meteorically rising residential & commercial real estate prices。 Who knows, maybe Turner wouldn’t change a thing and that’s why he republished in 2020。 。。。more
